Why a buyer agent

In Italy, most agents work for the seller.

Italian law allows real estate agents to represent both buyer and seller in the same transaction. This is standard practice — and it creates an inherent conflict of interest that most foreign buyers never discover until after they have committed.

A buyer agent is different. We are paid by you, we answer to you, and our role is to protect your interests — not to close a deal. If a property has legal irregularities, structural problems, or hidden costs, we tell you before you sign anything.

In a country where 80% of properties have at least one legal irregularity, independent representation is not a luxury. It is a necessity.

What a buyer agent does that a regular agent cannot

Reviews documents before you commit. Cadastral records, urban planning certificates, building permits, energy certificates — we check everything before you sign a preliminary agreement.

Coordinates independent legal verification. We work with a lawyer in your own country who verifies our findings under your legal system, in your language.

Has no interest in selling you anything. Our fee is fixed and agreed before we begin. We earn the same whether you buy or walk away.
